As of October 2026, mortgage rates are mostly around four percent, depending on loan-to-value and fixed-interest period. Your personal rate depends on the property, your equity and your credit standing. We are happy to compare more than 600 partner banks and offers to find the best current terms for you. Source for market trends: Deutsche Bundesbank, MFI interest rate statistics (housing loans to households).
That changes constantly and depends on the individual case. A bank with top terms for one case may be mid-table for the next, because every institution assesses property and credit standing differently. Only an up-to-date comparison answers this reliably. That is exactly what we do for you with more than 600 banks.
The best bank is the one whose criteria fit your project. Regional institutions are often strong on existing properties in need of renovation, direct banks on straightforward cases with plenty of equity. As an independent broker we compare the whole market and explain our recommendation transparently.
On €4,000 net a month, a house can be financed in many cases. As a rule of thumb, the instalment should not exceed around 35 percent of net income, here around €1,400 a month. At current interest rates that supports a loan in the region of €300,000. Together with equity, that is enough in Hannover for a flat or a house, depending on the district.
As a guide, the additional purchase costs of around 10 percent of the purchase price are considered the minimum. For a house price of €450,000 that ideally means €45,000 to €90,000 of your own funds. Financing with less equity is possible but usually comes with an interest premium. We show you what is realistic in your situation.
In Lower Saxony, real estate transfer tax is 5 percent, plus around 2 percent for notary and land registry. With the customary estate agent’s commission of 3.57 percent, additional purchase costs add up to a good 10 percent of the purchase price. On a €400,000 purchase price that is more than €42,000, which ideally comes from equity.
Flats in the city cost on average around €3,550/m², houses around €3,650/m² (source: Immowelt, as of mid-2026). The range runs from about €2,600/m² in Mühlenberg to more than €4,300/m² in Oststadt and Südstadt. Detailed figures can be found on our district pages.
Once your documents have been received, you often get a reliable response within a few days. For a notary appointment, a fast, binding approval is often decisive. We are set up for that.
Usually proof of income and a personal financial statement, plus documents on the property such as the property listing or sales brochure and the floor plan. We tell you exactly what is needed and help you put it together.
An enquiry is worthwhile even after a rejection, because every bank assesses differently. By comparing more than 600 banks we often find solutions that were not known before. A second look is almost always worth it.
Yes, we also handle follow-on financing and, if you wish, get in touch in good time before your fixed-interest period ends to check how you can save through refinancing or a forward loan.
More questions about property financing
By the 35 percent rule of thumb, an instalment of around €1,450 a month requires a net income of roughly €4,100 or more. Banks also factor in your actual fixed costs and household size. A second income or low ongoing commitments shift the limit considerably.
For flat prices, Oststadt and Südstadt lead with more than €4,300/m². For houses, Südstadt-Bult with more than €5,000/m² and Kirchrode are at the top. With its urban villas, the Zooviertel is also among the most expensive addresses, although supply there is small.
In everyday use both German terms mean the same thing: a property loan that the bank secures through a land charge in the land register. “Baufinanzierung” emphasises new builds, “Immobilienfinanzierung” explicitly includes the purchase of existing properties. The process and terms are no different.
It starts with a budget check and a financing confirmation. Once the property is found, the bank comparison and loan application follow, then the approval and the notary appointment. After the land charge has been registered, the bank releases the funds. We support each of these steps and handle the communication with the bank.
The standard model for mortgages: you pay a constant monthly instalment made up of interest and repayment. With every payment the outstanding debt decreases, the interest share falls and the repayment share grows. This keeps the burden predictable over the entire fixed-interest period.
Usually between 10 and 20 years. A long fixed period costs a small interest premium but protects against rising rates. Regardless of the fixed period, you can terminate any loan 10 years after the funds have been fully released with six months’ notice (Section 489 of the German Civil Code). This flexibility often argues for 15 years or more.
It is possible with a very good credit standing and a property that holds its value. The bank then finances the full purchase price, sometimes even the additional purchase costs. The interest premium is considerable, however, and the instalment rises accordingly. We calculate honestly for you whether saving up or buying right away works better in your case.
In addition to the nationwide KfW programmes for new builds and renovation, the State of Lower Saxony supports families with children, among others, through NBank. In Hannover, proKlima is added as a regional funding programme for energy-efficiency measures. We check all three levels automatically with every mortgage.
Then follow-on financing is due: you extend with your bank or refinance with a cheaper institution. Up to five years before the end, a forward loan secures today’s rates for later. If you wish, we contact our clients in good time and compare both options.
