Living and buying in the Nord district

The Nordstadt thrives on its proximity to Leibniz University. Period buildings, small shops and the Welfengarten shape the neighbourhood. Student demand meets young families who stay after their studies. This has pushed prices up strongly in recent years.

Hainholz is visibly changing. Renovation programmes and new-build projects are upgrading the neighbourhood, and prices are still below the city average. Buyers find development potential here with a short route to the centre.

Vinnhorst in the north of the district mixes estate houses with commercial premises along the railway. Our office is here on the street Alt-Vinnhorst. We therefore know the properties and their owners from the immediate neighbourhood.

What matters for financing in the district

Period buildings in the Nordstadt are often sold in bidding processes or after a short marketing period. Financing that has already been checked then decides who gets the deal. We prepare your documents so that the approval is in place quickly.

In Hainholz and Vinnhorst, purchase plus modernisation often works out better than a new build. Subsidy programmes for energy-efficient renovation lower the effective burden. The comparison across the whole market reveals which bank offers the best overall package.
