List is Gründerzeit architecture at its most intact. Around the Lister Meile and Lister Platz, period buildings with stucco and high ceilings line up, with cafés and owner-run shops in between. The Eilenriede city forest borders directly. This mix has sustained demand for years.
Vahrenwald adjoins to the north and offers a quieter stock of period buildings and post-war terraces. Buyers get more space for their money here and still remain within walking distance of List. The Vahrenwalder Straße bundles commerce and the light rail.
Flats are the main property type traded in the district. Apartment buildings regularly reach the market as investments; detached houses remain the exception.
What matters for financing in the district
For period flats in List, the owners’ association documents count. Declaration of division, minutes and reserves also determine the lending value. We check these documents before the bank enquiry, which speeds up the approval considerably.
Of interest to investors: banks value apartment buildings and let flats according to yield. The difference between institutions is even greater here than for owner-occupied homes. The comparison across the entire market therefore pays off twice.
