How to use the calculator

From purchase price to a realistic monthly instalment

Start with the purchase price of your ideal property and your equity. The calculator determines the loan required and shows you how the fixed-interest period and repayment rate affect the monthly instalment. Feel free to try several variants: just half a percentage point more repayment shortens the term by years.

Keep the additional purchase costs in mind: in Lower Saxony, real estate transfer tax, notary and usually an estate agent’s commission add up to a good 10 percent of the purchase price. This part should ideally come from equity, because banks cannot lend against it as collateral.

As a rule of thumb for the instalment: around 35 percent of the household’s net income is comfortably affordable in the long term. Our regional pages show how far your budget goes in the individual districts; the page about mortgage advice explains the process from enquiry to release of funds.

Frequently asked questions

Questions about the calculator

The calculator provides a realistic first estimate based on typical market terms. Your personal rate also depends on the property, your equity share and your credit standing, and may turn out better or worse. We determine the binding terms for your specific case by comparing more than 600 banks.

Banks assess every mortgage individually: the smaller the loan share of the purchase price, the better the rate. Property type, location, employment situation and the desired unscheduled repayment rights also play a role. The calculator does not know all these details; the consultation does.

The calculator is provided by Europace, and your input is transferred there. Details can be found in our privacy policy. An enquiry to us is only created when you actively submit it at the end.

Prefer to run the numbers together?

In a non-binding initial consultation we determine your actual terms, including additional purchase costs and subsidies.
