Living and buying in the centre of Hannover

The Oststadt is the district’s most sought-after residential quarter. Gründerzeit façades, the proximity to the Eilenriede and the Lister Meile as a shopping street attract buyers who want to live in the city and still go running in the green. Renovated period flats fetch top prices here.

The Zooviertel is considered one of the best addresses in the city. Urban villas and grand period buildings lie between the Eilenriede and the congress centre. Supply is small and prices correspondingly high.

In the City and the Calenberger Neustadt, existing flats dominate, from post-war buildings to new city apartments. If you want to buy centrally, you will find the district’s most accessible prices here.

What matters for financing in the district

When buying a flat, the owners’ association has a say. Service charges, reserves and planned renovations are in the minutes of the owners’ meetings. We read these documents before the financing, because they influence lending and affordability.

With purchase prices above €400,000, equity planning carries particular weight. The additional purchase costs alone quickly reach €40,000 in the centre. We structure the financing so that instalment and buffer still fit together after moving in.

Frequently asked questions

Mortgage advice in Mitte: answered briefly

Flats in the Oststadt are currently around €4,320/m² (source: Immowelt price atlas, as of July 2026). The City and the Calenberger Neustadt start at around €3,700/m². Renovated period buildings with a balcony are above these averages.

The City starts at around €3,700/m² and is thus around €600/m² below the Oststadt. In return, commercial activity shapes the residential environment more strongly. Which location fits better depends on use and holding period. We work out both variants for you.

Besides location and condition, banks check the financial health of the owners’ association. High reserves and well-maintained common property improve the lending assessment. Missing reserves with an upcoming roof renovation worsen it considerably.
