How a mortgage and our advice work
From the non-binding initial consultation to the release of funds, we handle the work with the banks. Here you can see every step and the scope of our service.
A mortgage is a long-term loan, secured by a land charge, for buying, building or converting a property. The monthly instalment is made up of the borrowing rate and the initial repayment; the fixed-interest period determines how long the rate applies. As an independent broker, Nordfinanz compares the terms of more than 600 banks for this and supports you from the first assessment to the release of funds.

Eight steps, clearly divided: together to your ideal property
We take on most of the work. Your tasks are limited to the initial consultation, your documents and the decisions that only you can make.
-

-
Compiling the documents
You Days 1 to 3With our checklist you gather proof of income and your personal financial statement, plus the documents on the property. We help with sorting.
-
Bank comparison

-
Financing concept
Us → you Appointment 2You receive a recommendation with instalment and repayment, plus the right fixed-interest period, explained in plain terms. The decision is yours.
-
Application & bank communication

-
Financing approval

-

The initial consultation is completely non-binding
Your starting point is a free, non-binding initial consultation. We get to know each other. You describe your project and we give you an overview of how we work and what is roughly possible. You then decide at your leisure whether we should work together on making your dream property a reality.
No obligations arise from this. Only once you decide in favour of our concept do we accompany you through the entire process, from presenting your case credibly to the bank and the application through to the release of funds.
These documents are needed along the way
You do not need any of these for the initial consultation. The list shows what comes together over the course of the process. We tell you when each document is due.
Personal
- Valid identity document
- Personal financial statement (we provide the template)
Income
- The last three payslips
- The latest tax assessment
- If self-employed: annual financial statements for the last two years
Property
- Property listing and floor plan
- Living space calculation
- Land register extract (we help if needed, of course)
Questions about the process, answered briefly
Market data and local information can be found on our page about mortgage advice in Hannover and on the district pages.
For the first conversation, your key figures on income and equity are enough, plus an idea of your project. Everything else you gather afterwards at your leisure with our checklist.
After the initial consultation you are not committed to anything; it is completely non-binding. Only afterwards do you decide whether we may act for you.
With complete documents, a reliable response is often available within a few days. We discuss the exact timeframe in the initial consultation, as it depends on the property and the bank.
You do not have to come to the office for advice: we can advise you at our office, by phone or by video call. We arrange appointment times flexibly with you; you choose what suits you best. If necessary, at the weekend or in the evening too. BUT: the very good coffee is only available at our office.
