Modernisation & renovation financed to fit

From a new bathroom to a new heating system

Modernisation financing is a loan for renovating, converting or improving the energy efficiency of an existing property, for example for heating, insulation, windows or a bathroom. Depending on the amount, either a modernisation loan without a land register entry or a loan secured by a land charge comes into question, which can be combined with subsidy programmes from KfW and NBank. Nordfinanz compares the offers and factors the subsidies in from the start.

Financing modernisation: your options

Which loan suits which project?

For smaller measures up to the mid five-figure range there are modernisation loans without a land register entry. They are quickly available because the paperwork stays minimal, and they are noticeably cheaper than an ordinary consumer loan because the bank knows the money is going into the property.

For larger projects, such as a complete refurbishment or an extension, the loan is secured against the property. The interest rate is then at the level of a mortgage. If your existing financing is ending soon anyway, the modernisation can often be elegantly combined with the follow-on financing.

Don’t miss out on subsidies

For energy-efficiency measures such as heating replacement, insulation or new windows, there are low-interest KfW loans and grants from the Federal Funding for Efficient Buildings (BEG). In Hannover and several surrounding towns, the regional funding programme proKlima is added. With every modernisation loan we automatically check which programmes suit your project, because subsidies not applied for are money lost.

Modernising increases the value

A well-planned modernisation does not just cost money, it also pays back: a contemporary bathroom, an efficient heating system and good insulation lower running costs and increase the property’s value on resale. Banks increasingly reward energy-efficiency improvements with better terms because the property becomes more valuable as collateral.

Frequently asked questions

Modernisation & renovation: answered briefly

Banks handle the threshold for a land register entry differently. As a rule of thumb, modernisation loans of up to around €50,000 are possible without a land charge, and some institutions go beyond that. Above this range the property is registered as collateral, and in return the interest rate falls.

During the fixed-interest period, an increase is only possible with your bank’s consent. The combination works well at the end of the fixed-interest period: then the remaining debt and the modernisation amount can be bundled into a new loan, often on better terms than two separate loans.

KfW provides low-interest loans with repayment grants, the Federal Funding for Efficient Buildings subsidises individual measures such as heating replacement or insulation, and in Hannover proKlima is added as a regional funding programme. We check what suits your project in the consultation.

With modernisation loans without a land register entry, often only a few days pass between enquiry and release of funds. With a land charge registration it takes a few weeks because of the notary appointment. We tell you in advance which route suits your schedule.
