Living and buying in Linden-Limmer

Linden-Limmer is characterised by Gründerzeit and period neighbourhoods: in Linden-Nord and Linden-Mitte, renovated and unrenovated apartment buildings from around 1900 dominate, often with stucco and high ceilings. Period flats are the most traded property type here. Detached houses rarely come onto the market in the core of Linden.

Limmer, by contrast, offers more terraced and detached houses as well as, with the Wasserstadt Limmer, one of Hannover’s largest new-build quarters: modern flats right on the water are being built in several phases on the former Continental site. This is interesting for buyers who want to combine new-build standards with KfW eligibility.

Typical of the district: many properties in need of energy-efficient renovation. Anyone buying an unrenovated period building should plan modernisation costs into the financing from the start. This changes the lending value and instalment considerably.

What matters for financing in Linden

With period buildings, condition matters. Banks assess unrenovated Gründerzeit houses very differently. Between the best and the worst offer for the same property there are often several tenths of a percentage point. This is exactly where the comparison of more than 600 banks, which we handle for you, pays off.

For purchase plus renovation, we combine the main loan with modernisation components and automatically check KfW programmes (e.g. for energy-efficient renovation). For a new build in the Wasserstadt, on the other hand, developer experience and a clean release schedule according to construction progress count.
